Sherbrooke seniors’ and alternative home

Project summary

Contractors Construction Longer and EBC joined forces to build a brand-new concept of Maisons des Aînés et Alternatives (MDA) in Sherbrooke. EBC-Longer was selected by SQI as the project’s construction manager. The building provides 120 residents with a “home-like” environment, scalable but above all adapted to their different physical and psychological needs. The Sherbrooke MDA contains 10 houses equipped with a living room and full kitchenette, plus 12 living rooms. A large preparation kitchen is located on the first level of the building. Its purpose is to provide food for the residents.

Several processes were put in place during the construction of the project, as it aims for LEED certification. Waste sorting at source, cleanliness of the worksite and its surroundings, stormwater management, and air quality in the building during construction were among the aspects that were closely monitored to obtain certification. This is Construction Longer’s first public project under construction management.

Challenge #1

This project was a BIM PCI (integrated design process) project, and therefore required 3D modeling. It was a great learning experience to go through all the stages of modeling a building. Both by supporting the construction professionals in the initial design and with the specialized contractors who produced the construction models. The construction manager’s mandate was to oversee every step of the process. Through this project, we reinforced several skills that are required for this kind of project.

Challenge #2

One of the biggest challenges was to manage the preliminary design and project schedule in lots. Indeed, since this is a “FAST TRACK” project, the work was separated into construction lots. A public tender was issued for each of the 30 lots. Calls for tender were issued according to the progress of the tender documents from the professionals and the SQI. Several adjustments were required due to bidding delays. Since not all contracts were issued at the start of the project, we had to constantly adjust the schedule to check whether delays were having an impact on building delivery, and take action to compensate for delays when required. Several sequence changes were required to avoid delaying the arrival of the first residents. Finally, the first residents arrived in November 2022 as planned.
