Project summary

This private design-build project for the Fondation Horace Boivin offered Construction Longer the opportunity to put to good use all of the technical expertise and management skills it had acquired over the years.

The company had to validate the needs with the tenant, CIUSSSE de l’Estrie-CHUS, supervise the design with the team of professionals, and ensure execution, including start-up, so that the Foundation could operate the building on a viable basis for a minimum of fifteen years.

The work, carried out largely by Construction Longer’s own forces, consisted of a 7-storey reinforced concrete structure, 6 of which were above ground, with a total floor area of ±175,000 ft². In addition to 176 rooms, the premises included an institutional kitchen and laundry, adapted bath/shower rooms, medical equipment, roof terraces, ventilation and hot water systems to the latest standards, and state-of-the-art telecommunications, anti-escape and on-call services.

Challenge #1

This project took place in a special context, since the end user, CIUSSSE de l’Estrie CHUS, was a tenant rather than an owner. During the design process, each of the stated needs was analyzed in order to optimize the way in which they would be realized in order to meet the tenant’s compliance objectives, while ensuring the best cost/quality/efficiency/persistence ratio for the owner. Collaborative meetings, an iterative process, site visits and full-scale models were used to ensure smooth communication between the teams and sound management of expectations.

Challenge #2

During the execution of the project, great attention was paid to “Lean” construction methods in order to optimize each stage, considering the repetitive nature of the tasks on a project of this scale. Despite a 7-week work stoppage due to the pandemic, this exercise enabled the project to be completed 3 weeks ahead of schedule, and to significantly improve initial budgets. As a result, the landlord was able to benefit from an extra month’s rent and the tenant from extra time to settle in, in a context where CHSLD places are coveted.
