24 units Gaspé Street
Project summary
The project involved repairing the exterior wood cladding. The fenestration was also completely replaced throughout the building, to eliminate water infiltration and improve energy efficiency. The balconies of this multi-unit building were also damaged by the passage of time, and we upgraded them.

Challenge #1
The biggest challenge for this project was dismantling the balconies and rebuilding them. We carried out a study and planning with health and safety specialists to ensure that we had the right procedures in place to avoid any accidents. As we wanted to avoid delays between demolition and construction, the balconies were measured and manufactured before work began. This made it possible to completely close off the patio door from the inside of the apartments, demolish and rebuild the balcony floor at the same time, and then install the guardrail and restore access to the occupants. The risk of accidents was thus completely eliminated.
Challenge #2
Another challenge was to change the windows and patio doors in each apartment at a time when the building was 95% occupied. We dismantled the windows and installed them from the outside of the building. All interior trim was cut and painted in advance in the workshop. This enabled us to carry out shorter interventions inside each apartment, thereby minimizing disruption to occupants.
