Project summary

We were commissioned by Le Parallèle de l’habitation sociale to build 116 type 3 ½ units. The building is divided into three parts: offices for the Office municipal de l’habitation de Sherbrooke in the basement and on the first floor, parking on two basement levels, and the 116 units on six levels. The structure of the first two levels is concrete (the two basements), while that of the other six is steel. The building includes a computer room for training purposes and a large multi-purpose room.

Challenge #1

One challenge we faced was meeting the tight schedule for the exterior work. This part of the work had to be completed in order to finish the envelope and brick cladding of the six-storey building during the summer. This had to be done to allow the parking lots and plantings to be laid out before the onset of winter. We used our in-house resources to install membranes and wool. To achieve this objective, we optimized and shared our equipment with the various subcontractors to save time in handling and moving equipment. Good collaboration with the various stakeholders enabled us to meet this challenge.

Challenge #2

As the building was to include underground parking on two levels, excavation work was extensive and below street level. A retaining wall had to be installed to allow excavation to the required depth, given the building’s proximity to the street. Considering the depth at which we had to dig for the excavation, and the fact that the site is at the bottom of a hill, a considerable amount of water was accumulating in the excavated space. To eliminate this accumulation of water, pumping wells were installed at the most strategic points, operating 24 hours a day. In this way, formwork and concreting work could take place in a dry area.
